In previous posts I introduced some of the hi-rise residential developments in Phnom Penh and some of the large-scale residential and resort developments in Sihanoukville that are expected to be completed in the coming years, so today I will list some of the longer-term mega-projects across the country.
Samdech Techo Hun Sen Dragon City
First touted in 2010, it is envisioned as the new Phnom Penh, a new city center to replace the capitals existing crowded and aging city center. As reported in the SEA Globe, the 35,000ha site near Chroy Changvar has slowly been attracting investment. The area is also the site of the Morodok Decho National Sports Complex and the recently completed Win-Win Monument (pictured above).
ING City
Located in Beong Cheung Ek and Tum Pun area, the ING City project is one of the largest projects taking place in South East Asia with a 20-year timeline. Covering 2,572 hectares of land, it will feature residential, retail, healthcare, education, hospitality, and commercial spaces, along with the preservation of a portion of the existing wetlands. The development has been slow to take off, and the subject of some conflict, although recently a new deal was signed for the creation of Causeway Bay Dragon City within the ING city.
It is connected to Phnom Penh proper via the near-completed Hun Sen Boulevard.
The Bokor Town Development Project
Recently approved by the government, the aim is for the Bokor area to become a smart city while preserving its historical heritage, along with the development of commercial and residential zones. 150,000ha of Bokor National Park allocated to the development features nine zones to include residential, commercial, multi-use, transport, tourism, public administration, public space, green space, cultural and religious, and technical infrastructure. Bokor Mountain is already home to the new Thansur Sokha Hotel and Casino (pictured above)
Kiri Sakor – International Tourism City
Since 2008, a large Chinese conglomeration has been working on a major development of a 45,000ha in Koh Kong province which is planned as a Tourism, Ecological, Marine and International (Temi) tourism city. Located on the coast near to Koh Sdach Island the area has an international airport under construction along with plans for a power plant, five-star hotel, resort, port, golf courses, condominiums, and commercial office buildings. Koh Sdach Island has also been the recipient of investment with a new port etc. Nearby, the same developer completed the Dara Sakor Resort which opened in 2018 (pictured above). Other developments
- Cambodian-Thai Thma Da border checkpoint – plans are being floated for a new town with condominiums, five-star luxury hotels, restaurants, casinos, and other public services.
- Empire State City, Bauing and CFMA – have agreed to build a satellite city in Bavet on 803ha
- Wisney World project in Preah Sihanouk province
- TCC Triumph project in Phnom Penh
- Poipet – plans for an airport, golf course and large gardens that will enhance the existing 30 or so casinos and current apartment and borey constructions.
- Gold Beach/Golden Silver Gulf at Ream National Park – Citic, Chong Singing Co., Ltd. and Yi Giay Thietzhi Development Co.
- Koh Prus island development project
- Angkor Wildlife & Aquarium – Siem Reap – expected to begin operations in May 2021.
- Naga 3 – Phnom Penh – a $4bn expansion with a 3rd Naga site interlinked with the Naga1 and Naga2.
- Development of new secondary tourism cities – Kampot, Battambang, and Kratie
- Development of Kep province as a ‘relaxation and high-end tourist destination’
- KC Adventure Resort in Chhouk district of Kampot, an ecotourism theme park development
- The vKirirom Nature City – an ongoing 20 year plan to develop hotels, a shopping mall, and The vKirirom Nature City. The Kiririom Institute of Technology (KIT) and vKirirom Pine Resort have opened.
- New airports – in Phnom Penh, Siem Reap and Koh Kong, more.
